More than any other factor, first impressions are visual. Buyers make decisions based on what they see, often within moments of stepping through the door. How a property is presented has a direct impact on both the final sale price and the time your home spends on the market.
The reality is that many homes are undersold simply because they were not presented at their best.
The good news is that property presentation is usually the simplest and most cost-effective improvement you can make when preparing to sell. Many sellers assume they need to renovate, re-landscape or completely refresh large areas of the home to attract buyers, but this is rarely necessary.
What matters most is creating a natural, comfortable atmosphere. When buyers walk in and immediately feel at ease, they begin to picture the home as their own. Appeal is built through small details, warmth, cleanliness and a thoughtful setup that evokes a sense of belonging.
Presenting a tenanted property can be more challenging. While many tenants keep their homes tidy, most will not present a property to the same level an owner would. In these cases, improvements may need to focus on areas that don’t disrupt the tenant’s daily life.
Work with your property manager to consider simple upgrades such as:
exterior tidy-ups
freshening gardens or lawns
cleaning driveways and windows
minor maintenance or repairs
Larger upgrades such as repainting, recarpeting or bathroom updates are difficult to complete while tenants remain in place, but again, they are usually unnecessary.
When buyers enter your property, they should feel instantly comfortable. The goal is to create a space that feels welcoming and authentic. Anything that evokes an emotional response — a sense of calm, warmth or possibility — increases the likelihood of achieving a stronger result.
